Giotto Hotel & Spa - Assisi

A four-star hotel with a spa, a dinner-only restaurant, a bar and valley-view terraces, a few steps from the historic center of Assisi.

Why people love it

• The view. Guests praise the terrace and bar for sunset views over the valley, and the valley-view rooms. One guest says the rooms with valley views are extraordinary.
• Location. Several guests put it about 200 meters from the Basilica of St. Francis and near the bus to Santa Maria degli Angeli.
• Parking. Private parking is mentioned by several guests as a plus. One says it needs a reservation and another calls the paid parking excellent.
• Staff and dinner. Recent guests describe the staff as attentive and welcoming, and one praises the chef and the dinner-only restaurant.

Why they come back

"Without a doubt the best hotel in Assisi and one of the best in Umbria. This is our third time back."

The worst thing guests say

Of 24 reviews of 3 stars or less, 11 are from 2024 onward. In August 2026 a guest was given a small, hot room with no air conditioning and said a staff member was dismissive when they raised it. In September 2026 a guest called the rooms in the main building outdated. In December 2025 a guest reported a bag of food missing from their room and no apology from the front desk. In July 2025 another guest described a dusty, dirty room. Older reviews from 2017 to 2020 mention broken furniture, annex rooms below street level and an unfriendly manager.

Insider tips

• Reserve parking ahead. It is paid, and one guest in 2022 reported 15 euros a night.
• If you want a valley view, ask for a room with one when you book.
• The restaurant is open for dinner only.
• Rooms in the main building were called outdated in September 2026, so ask what you are being given.
