Graziella Patio Hotel

A boutique hotel in a 16th-century building next to the Basilica of San Francesco in central Arezzo, with individually designed rooms and no breakfast service.

Why people love it

• Location. The hotel sits beside the Basilica of San Francesco and the Piero della Francesca frescoes, with restaurants, pastry shops and aperitif bars close by.
• Individually designed rooms. Guests describe loft suites, rooms with their own character and one with a jacuzzi. One March 2026 guest said it feels like staying in someone's house.
• Helpful staff. A June 2026 guest traveling by e-bike was allowed to store and charge the bikes indoors. Mrs. Cinzia is thanked by name in December 2024.
• In-room extras. Guests list kettles, tea, fruit, snacks and a coffee machine on each floor, which they use in place of breakfast.

The worst thing guests say

Rooms that differ from what was booked. In December 2024 a guest who booked a suite was put in a basement room with no phone signal and the kitchen outside the door. In September 2024 a guest said the room was smaller than in the photo. A July 2025 guest also had a problem with the paid external parking service, where staff drive your car to a car park. Breakfast is not offered, which several guests mention.
